How the tiers work

Orlando's Housing & Community Development office structures this program by dollar amount rather than as one flat grant. The first $20,000 of assistance carries no lien at all — it's simply a grant. Between $20,001 and $45,000, the money becomes a deferred loan with a 10-year lien, forgiven if you keep living in the home for that long. Above $45,000, the lien period stretches to 15 years. Either way, you owe nothing back unless you sell, refinance for cash, rent the home out, or move out before the lien period ends.

Eligibility and how to apply

• Property type: owner-occupied single-family home within Orlando city limits — mobile homes, townhomes, condos, duplexes, and villas don't qualify.
• Standing: must be current on property taxes, insurance, utilities, and your mortgage; no reverse mortgage; no outstanding code-enforcement liens.
• Income: prioritized by HUD income category (Extremely Low, Very Low, and Low Income) — check the linked income chart on the application page for your household size.
• Frequency: one grant per household every two years.
